Stained concrete flooring in Cedar Hill TX - a colored floor made from your own slab

Plain gray concrete that looks tired? We stain the slab you already have, seal it, and leave you a floor with real color.

Smooth beige concrete overlay covers an outdoor porch and ramp beside white siding, bordered by decorative stones.

I check your slab myself

I come out to every job around Cedar Hill and the cities nearby, check the concrete and write the estimate myself. If your slab isn't a good fit for stain, I'll tell you straight.

Stained concrete floors in Cedar Hill

Stained concrete flooring in Cedar Hill gives you color from the slab you already have instead of a covering laid over it. Acid stain reacts with the concrete itself, so the mottled color depends on your slab's texture and makeup. It suits owners who like a floor with natural variation.

Most calls start the same way. You've pulled up carpet or tile, or you're staring at a plain gray slab in a kitchen, living room or shop, and you're wondering if the concrete itself could be the floor. Often it can. What I look at first is the slab, because stain works with what's there, and a floor only looks as good as the concrete under it. Sometimes the honest answer is a coating instead, and I'll say so.

What moves the price? Mostly the size of the floor, what has to come off it first, how much cleaning the slab needs before stain can take, and which stain and sealer you pick. The schedule turns on that same prep, on whether a new slab is done curing, and on giving the floor time to dry before it's sealed. Every slab's different, so the estimate is where you'll get the number for yours.

Stain, prep and sealing on your concrete floor

Test spots before you choose a color

The color in the bottle isn't what ends up on your floor, because acid stain shifts as it reacts with the concrete and dries. It shows what's already in the slab too, marks and patches included. So before you choose, we put test spots on your own floor, usually in a closet or a corner, and let them dry so you're judging the real thing. If none of them quite does it, terrazzo flooring gives you more pattern, with chips set into the floor.

Getting the slab clean and ready

Stain only works if it can soak in and react, so one stain maker calls for concrete that's free of sealer, paint, oil, mastic or anything else in the way, and for a new slab to cure a full 28 days first. Old vinyl or linoleum, its backing, paint and glues like asphalt cutback can hold asbestos or silica, so they shouldn't be sanded, dry swept, dry scraped or drilled. Ask us how your old floor comes up before work starts. Staining a basement? Our basement flooring work starts with this same prep.

Sealing it and planning the next coat

Sealer keeps the color and finish and brings out the depth, so the one you choose shapes the look as much as the stain does. Epoxy and solvent-based sealers give a deep, brilliant shine, while water-based ones look more toned down. The floor has to be fully dry first, because trapped moisture can turn most sealers white and that's hard to undo, and the same stain maker says to wait at least 24 hours. When we're done, I'll tell you when yours will want sealing again.

How a stained floor job goes

  1. You call, I come look

Call (972) 299-0201 or send us a message, and I'll come out to look at the floor, check the slab and hear what you want from the room. It helps to mention the old covering and any patches you know about.

  2. A written estimate

You get a written estimate that spells out the prep and every coat, stain and sealer both, so you can see what each part of the job involves before you decide anything.

  3. We stain, seal and walk it

Our own installers do the prep, the staining and the sealing. Before we pack up, I walk the finished floor with you so you can see how the color took and ask anything you'd like.

Stained concrete questions from Cedar Hill

Should I pick acid stain or water-based stain for my floor?

Pick acid stain if you like natural variation and water-based stain if you want one even color. Both cost about the same to apply, so it really comes down to looks. Acid stain reacts and mottles, while water-based stain gives an opaque, uniform color. The test spots on your floor usually settle it.

Will staining my concrete cover stains, cracks or patches?

No, stain won't hide imperfections, old stains or patches in the concrete. Patched areas react differently to the stain, so they show up as a different shade in the finished floor. If your slab has spots you'd rather not see, tell me at the estimate, because a coating may suit it better than stain.

How often does a stained concrete floor need resealing?

Most stained floors need their sealer reapplied every two to four years. The sealer is what keeps the color and finish looking right, so it's worth planning a resealing visit on that cycle as part of what the floor costs you over the long run.

Do I need a permit to stain concrete floors in Cedar Hill?

It might, because Cedar Hill requires a permit for any construction, alteration or repair of a structure, building or building system. Cedar Hill Building Inspections handles permits and takes calls at 972-291-5100, ext. 1090. Before we start, we check with that office about your job, and if it calls for a permit, we take care of the paperwork.
